OREA course teaches environmental awareness for real estate

All are important, but a few of the regulations are very pertinent to real estate transactions. It’s also important to know that when charges or work orders are issued from the Ministry of the Environment (MOE) they are often cited against both the Act and the Regulations. REALTORS® need to know the differences between the two.

Environmental nightmares can exist in properties that are designated vacant lands, residential or commercial properties. Real estate salespeople can and are held liable if the residential property they are dealing with displays an environmental condition not disclosed upon before purchase and then discovered in the future. Ignorance of the fact does not protect you, since the law states that you must act with ‘due diligence’. In other words, you are supposed to know!

OREA’s Environmental Awareness for Residential Properties is a three-hour seminar that can help you learn how to reduce your liability and act with due diligence. Topics include how to research a possible environmental problem, hotspots and issues, case studies and the different types of environmental investigations. Legislation and zoning, new laws, heating oil tanks, asbestos, lead paint and insulation are just some of the areas covered.
